PROGRAM DESCRIPTION
The most important requirement to qualify for residency is that the property you purchase must be residential and habitable. I mean, real estate projects that have not been completed yet are not eligible, nor will commercial real estate as well.
You can get two types of visa depending on your investment. First, you can get a 6-month multiple-entry visa. The processing of this visa usually takes about a week, and is exempt from most additional fees.
Second, you can apply for a two-year residence visa. This option takes a little longer to process (about a month), and there are additional requirements such as proof of a financial means to support yourself and your family, and also an annual real estate license that can be renewed.

Both types of visa allow you to enter and re-enter the United Arab Emirates an unlimited number of times during their entire duration.
FINANCIAL TERMS
In order to obtain residency by investment, you must purchase a habitable residential property with a price of at least one million dirhams (approximately 250,000 euros).
There are additional costs which include a visa fee of 1,100 dirhams (280 euros) for both types of visas, as well as an administrative transaction fee of 400 dirhams (100 euros) and an annual real estate license fee of 2,000 dirhams (500 euros) for a two-year visa.
